Living domes
Will I need to obtain a building permit?
In most cases, you should expect some level of municipal review or permitting. Requirements vary by location, property type, and intended use, so we recommend contacting your local building department early in the planning process. Your municipality may review items such as zoning, setbacks, lot coverage, foundation design, structural documentation, utilities, occupancy, and inspections. Arctic Acres can provide GeoHome-specific structural plans, foundation details, anchoring information, and other supporting documentation for permit review. Some jurisdictions may also require review or stamping by a locally licensed engineer.
Does the structure or materials come with a warranty?
Yes. Arctic Acres provides a 5-year structural warranty on GeoHome. This warranty is intended to ensure the structure has been assembled correctly, remains secure, and performs as intended through multiple seasonal cycles. The five-year term is not an indication of the GeoHome’s expected lifespan, which is designed to be much longer with proper installation and maintenance. Applicable manufacturer warranties on individual materials and components are also transferred to the GeoHome owner.
Can I install a basement or make the GeoHome multiple storeys?
GeoHome is designed primarily as a compact, single-level modular structure, but more customized projects may be possible with additional engineering and local approval. Site-specific foundation approaches, including ICF systems, can be considered depending on your property, climate, intended use, and municipal requirements. Interior inserts can also support more defined layouts and features such as storage, utility areas, or lofts. Full basements or additional storeys should be treated as custom projects and reviewed with Arctic Acres, your engineer, and your local building authority before proceeding.
What interior layout options are available?
GeoHome can be kept completely open-concept or configured with interior inserts to create more defined spaces. Available options include fitted and flat room dividers, which provide conventional wall surfaces for storage, cabinetry, lighting, outlets, plumbing, bathrooms, kitchenettes, mechanical areas, or other interior functions.
How can I create more room or a larger GeoHome layout?
The standard GeoHome provides approximately 301 sq. ft. of interior space. For projects that need additional room, our connected GeoHab module can add approximately 150 sq. ft. at the entry and can be configured for uses such as a bathroom, kitchenette, mudroom, storage, utilities, or mechanical systems. Multiple GeoHome units can also be incorporated into custom connected layouts. Contact our team to discuss larger or multi-unit projects, configuration options, and pricing.
Can multiple GeoHomes be connected together?
Yes, connected and multi-unit configurations can be considered for larger residential, hospitality, retreat, or commercial projects. GeoHome is designed as a modular system, and connected layouts can be planned around your site, intended use, utilities, and project requirements. These are custom projects, so we recommend speaking with our team early to review layout options, engineering, and pricing.
What are GeoHome’s building specifications?
The standard GeoHome is approximately 301 sq. ft. (28 m²), with a diameter of approximately 19.7 ft. (6 m) and a centre height of approximately 12.8 ft. (3.9 m). The standard insulated building envelope includes approximately R28 walls and roof and an R34 floor.
Are GeoHomes equipped for plumbing and electricity? How are utilities installed?
The GeoHome kit provides the structural shell and insulated building system, while plumbing, electrical, wastewater, heating, cooling, data, and other services are planned as part of the individual project. Utilities can be routed through the foundation or floor system, through interior service walls or room inserts, or through designated wall sections where appropriate. These routes should be planned before assembly and interior finishing so they align with bathrooms, kitchenettes, mechanical areas, and the final interior layout. Local licensed trades are typically used for final utility installation and inspections.
GeoHomes can also be planned for off-grid or semi-off-grid use, including systems such as solar power, batteries, water storage, composting toilets, or propane appliances.
What foundation options can I use?
GeoHome can be installed on several engineered foundation types depending on your site, climate, local requirements, and intended use. Standard options include concrete piles, helical piles, and insulated slabs, while ICF and other site-specific foundation approaches may also be considered. Foundation planning should account for anchoring, frost movement, drainage, soil conditions, and utility routing.
Can I assemble a GeoHome myself?
Yes. GeoHome is a panelized prefabricated system and can be assembled by an owner-led crew, local builder, or contractor. The main structural assembly is designed to be relatively straightforward once the foundation and site are ready. Depending on crew size, site conditions, and project complexity, structural assembly may take several days to approximately one week. We strongly recommend using qualified contractors or trades for foundation work, utilities, and more complex interior finishing.
What is included with a GeoHome kit?
Each kit includes the preassembled GeoHome panels, structural connection hardware, window modules, entry door, flooring panels, and assembly guidance needed to construct the main enclosed structure. Foundations, utilities, HVAC, interior finishes, fixtures, appliances, labour, decks, landscaping, and local permitting costs are planned separately for each project.
How is a GeoHome delivered?
GeoHomes are flat-packed and shipped directly to the project site. A standard kit is packaged into six crates and can be shipped in a 20-foot shipping container or by LTL freight, depending on the destination and project configuration. Customers should plan for truck access, unloading, staging space, and protected storage before delivery.
Can I customize the windows, colours, and interior?
Yes. GeoHome can be configured with room inserts, different interior layouts, exterior colour options, and customized window placement. Most panel areas can be reviewed for window placement, subject to structural restrictions, and additional project-specific elements such as bathrooms, kitchenettes, built-ins, utility areas, and specialty openings can be planned with your contractor and the Arctic Acres team.
Can you live in a geodesic dome year-round?
Yes. GeoHome is a fully insulated geodesic dome home designed for year-round use in a wide range of climates. Heating, cooling, ventilation, shading, humidity control, and mechanical systems should be selected for your specific region and intended use. Common options include heat pumps, mini-splits, electric heating, radiant flooring, propane systems, wood stoves where permitted, HRV/ERV ventilation, operable windows, and shading. Permanent residential use is subject to local building codes and permitting requirements.
What should I budget for beyond the GeoHome itself?
In addition to the GeoHome package, most projects should budget for delivery, site preparation, foundation work, permits, local engineering, utilities, heating and cooling, interior finishes, bathroom or kitchenette fixtures, appliances, furnishings, decks or landscaping, and contractor or trade labour. These costs vary significantly depending on the property, level of finish, local requirements, and intended use.
Is financing available?
How much does a geodesic dome home cost?
GeoHome kits start at $60,000 CAD for a 301 sq. ft. structure. Unlike fabric domes or temporary glamping shelters, GeoHome is a fully insulated, structurally engineered geodesic dome home designed for long-term, four-season use. Total project costs vary depending on foundations, site preparation, assembly, utilities, interior finishes, and optional upgrades.
